Modified bitumen repair

Modified bitumen is laid in layers with a mineral-surfaced cap sheet, and it fails at laps, at flashings, and through the cap sheet losing its mineral surface to UV until the bitumen beneath is exposed. It is forgiving to repair because new material bonds readily to old, and it tolerates foot traffic better than single-ply — which is why it persists on roofs carrying plant.

What the job involves

  • Lap and flashing inspection across the full roof area
  • Torch-on or self-adhered patching matched to the existing system

  • Base flashing repair at walls, curbs and penetrations

Questions

What are the blisters and do they matter?

Trapped moisture or air between layers, expanding with heat. A small firm blister can be monitored; one that is soft, growing, or has split is a water path and needs cutting out and patching. They are a sign the roof took water at some point — worth knowing where from.

Can mod-bit be coated rather than repaired?

A reflective coating extends life on a roof that is fundamentally sound and reduces thermal load, but it is not a repair. Coating over open laps or wet insulation seals the problem in and makes the eventual replacement more expensive.
