A proper commercial inspection produces a document you can act on and hand to someone else: current condition, remaining service life, defects prioritised by urgency, and an indicative cost against each. It covers the membrane, every detail and penetration, drainage, and — critically — a moisture survey of the insulation, because a roof can look serviceable from above while the build-up beneath it is saturated and finished.

A free survey is a sales visit and almost never includes a moisture survey or a core sample — the two things that actually determine whether you are facing a repair or a replacement. A paid inspection produces a report you own and can put in front of a lender, an insurer or a buyer.
Twice a year is the standard recommendation — spring and autumn — plus after any severe weather. Most roof failures that become expensive were visible at an inspection one or two cycles earlier.
